Custom Homes

We build the house you actually want, with your architect at the table from the start.

A custom home is a two-year conversation as much as it is a construction project. We work alongside you and your architect from the first sketch, so the drawings that reach the field are drawings we have already priced, questioned, and built in our heads. That is the difference between a set of plans and a house you can afford to finish.

What's included

  • Design-stage collaboration with your architect
  • Pre-construction budgeting against real drawings
  • Permit coordination with your jurisdiction
  • Site work, foundation, framing, and full finish
  • One point of contact who has been on the site that week

What isn't

  • Architectural design itself — we work with your architect, or introduce you to one
  • Interior design and furnishing
  • Land acquisition, which is a separate conversation (see Land and Lots)

How it goes

  1. Step 1

    Sit down

What you want, what the site allows, and what it costs. No charge.

  2. Step 2

    Design together

We price the drawings as they develop, not after they are done.

  3. Step 3

    Permit

We carry the submittal through your jurisdiction and track the corrections.

  4. Step 4

    Build

Weekly updates you did not have to ask for.

  5. Step 5

    Close out

Walkthrough, punch list, warranty, and the paperwork you will want in five years.

Questions we actually get asked

Do I need an architect before I call you?
No. Call first. If you already have one, better — we will work with them. If not, we can point you at people we have built with before.
How long does a custom home take?
Longer than anyone wants, and the honest answer depends on your jurisdiction's permit queue as much as on construction. We will give you a real range once we have seen the site.
Can you give me a price per square foot?
Not a useful one. Price per square foot on a custom home is set by the lot, the plan, and the specification, and a number quoted before those exist is a number nobody should rely on.
