The housing stock
Lake Tapps is a mix of original waterfront cabins that have been added onto for fifty years and 1990s–2000s subdivision homes set back from the water. The waterfront stock is the interesting problem: small footprints on constrained lots, often with additions from three different decades that do not agree with each other.
Permitting
Unincorporated Pierce County for most of the shoreline, with Pierce County Planning and Public Works handling permits. Shoreline work brings in shoreline management review, which adds time that has nothing to do with construction.
What we usually do here
Waterfront additions, kitchen and bath remodels in 1990s subdivision homes, ADUs on larger lots, and reworking the back of a house so it actually faces the water.
